BECOMING A TENANT

We pride ourselves on providing a professional and comprehensive lettings service. Our mission is to help tenants find their ideal home and, where we are instructed by the landlord, to ensure that it is maintained properly and any issues are resolved quickly.

WHAT TO EXPECT AS A TENANT WITH HARLING TAYLOR

Our aim is to help prospective tenants find a property that meets their needs and their budget. We have new properties coming available all the time and we would recommend that any prospective tenant registers with us so that we can support you in your search.

When you have seen a property you are interested in renting, all occupiers over the age of 18 will need to submit a formal application and will be named within the Tenancy Agreement.

We will take up references on behalf of the landlord, which normally includes credit checks, current employment details, previous landlord or letting agents’ references, and, if you are self-employed, accounts and income details for the past 3 years.

By law, prospective tenants must provide identification documentation for each adult which will be named on the tenancy agreements, as well as proof of current residency. We will also carry out right to rent checks on all prospective tenants to determine their immigration status before the start of the tenancy.

Holding deposit

All tenants need to pay a holding deposit equal to one week’s rent to secure a property. A property cannot be held in reserve until all relevant monies have been paid.

The holding deposit is non-refundable if the tenancy does not go ahead due to the tenants providing false or misleading information, pulling out or failing the right to rent check. Details will be put in writing to the tenants within 7 days of the application not proceeding.

Tenancy deposit scheme

It is a statutory requirement that all deposits are protected by law. Harling Taylor uses the insured scheme with The Tenancy Deposit Scheme and are members of RICS.

Inventory and schedule of condition

Before keys are released, either Harling Taylor or the Landlord will arrange for a inventory and schedule of condition to be carried out. This will clearly show the current condition of the property and any contents which have been left in the property for your use during your tenancy. 

Two copies will be provided to you within your welcome pack when you move in. It is imperative that you check its accuracy, sign, and return to Harling Taylor within 7 days. 

Any disagreements with the evidence will need to be reported immediately as this document will be used to resolve any disputes relating to any damages to the property or its contents at the end of your tenancy. 

Periodic visit

When a property is fully managed by Harling Taylor, we will carry out periodic pre-arranged property visits. We complete these with photographic evidence which is held by Harling Taylor and provided to the landlord.

We complete these visits to monitor the condition of the property under the terms of the Tenancy Agreement. Harling Taylor will usually complete these visits within the first three months of a tenancy and then after every 6 months.

Permitted payments

Additional payments are permitted only in certain circumstances. These include late payment of rent, any alterations or variations to the tenancy agreement, early termination of the tenancy, and replacement of lost keys. Full details of these will be made clear in your welcome pack.
