Harling Taylor have a strong reputation for providing high quality full management services on behalf of Residents’ Flat Management Companies (RMCs) and ground rent collection on behalf of freeholders.

We provide our clients with a bespoke and personal service for blocks from 2 properties and upwards. Our approach is based on our understanding of just how important it is to protect property assets and how common parts and landscaping can affect value and appeal. We make sure each block we manage is maintained in an excellent condition through a schedule of planned and responsive works, and ensure that service charges are well budgeted
and spent efficiently.

ABOUT BLOCK MANAGEMENT

Residential block and property management entails taking care of the day-to-day concerns that accompany owning a block of flats or houses on a private estate, such as navigating emergencies, managing finances, insurance, service charges, bank accounts and providing strategic advice for long-term maintenance.

SERVICES

General management

  • Advice on the property, reports on current matters, and attendance at AGMs as required.
  • Maintenance of property records.
  • Property supervision, checking compliance with lease covenants and reporting on applications to assign, sub-let or alter property and liaising with solicitors.
  • Periodic property inspections and reporting on state of repair and decoration.
  • Day-to-day maintenance matters and minor redecoration of communal areas and payment outgoings.
  • Notifying clients of property insurance needs including preparing valuations, renewing policies, revising cover or handling claims.

Rent collection, finance and accounting

  • Collection of ground rents, service charges and other property income and liaison with clients and solicitors on collection of arrears.

  • Management of funds in separately held accounts.
  • Preparation of annual income and expenditure reports as well as budget compliance accounts.
  • Identifying and paying expenses for suppliers, insurers, contractors, staff and consultants.

Management of service charge

  • Arranging and reviewing contracts to fulfil all landlord obligations to tenants.
  • Employing and supervising staff on behalf of the landlord.
  • Appointing specialist consultants for structural alterations, and plant and machinery repairs.
  • Authorising invoices and payment of all outgoings.
  • Preparing annual budget costs and statements of projected income and expenditure.

Additional services

  • Specifications and tenders for major works requiring Section 20 notices, applications to assign, alter or underlet, and Health and Safety issues.

  • Preparation of year end accounts or submission of data to independent accountants for preparation of these accounts.
  • Forming of block ‘not-for-profit’ Management Company.

We schedule regular visits to a property in agreement with our clients. Visits underpin our commitment to meeting our customers’ needs, ensuring efficiency when resolving problems and undertaking management-related tasks.
