As a landlord, you will want to know what it will cost for Harling & Taylor to let and manage your property. We like to be transparent, so a full list of our services and Landlord Fees is shown below.

CORE SERVICES

Tenant find only 90% of the first month’s rent (+VAT)
Tenant find and rent collection Initial set up fees: £300 (+VAT) per tenancy
Ongoing fees: 8% of the monthly rent (+VAT)
Full management Initial set up fees: £300 (+VAT) per tenancy
Ongoing fees: 13% of the monthly rent (+VAT)
HMO management 17.5% (+VAT)

DURING TENANCY FEES

Rent review: Negotiate and serve a Section 13 notice to the tenant providing a proof of postage. Rent increase in line with the market rate will be proposed to the landlord. £50 (+VAT)
Tenancy renewal: Negotiate between landlord and tenant, amending and updating terms, and arranging for new tenancy agreement to be signed. £75 (+VAT)

END OF TENANCY FEES

Checkout fee £75 (+VAT)
Checkout Schedule of Condition by an independent inventory clerk £100–£195 (+VAT)
Dependent on property size
Tenancy Deposit Dispute fee £125 (+VAT)

OTHER FEES AND CHARGES

Organising and overseeing refurbishment works 7%
Tax retention for a non-resident landlord £150 £150 (+VAT)
